You see, the concrete is rarely the expensive part of a concrete delay. When a pour slips, the steel crew stands down, the crane sits on rent, and your general conditions keep burning whether or not anything gets built. In fact, on the last four jobs we were called in to take over mid-stream, the delay had already cost the GC between $31,000 and $118,000 before a single yard went down.

Your contract with the owner has a hard date in it. Most concrete subcontracts do not, which is exactly why the delay lands on your side of the ledger.

Every proposal we send carries a placement date. If we miss it for any reason other than a documented weather day or a change you requested in writing, we credit $500 a day against your final invoice until the trucks roll. There was one catch though. We could only make that promise once we pulled every trade but survey back in house. Why? Because a date is only as good as the last person who has to say yes to it, and on our jobs that person works here.

“I have bought concrete from eleven subs in this valley. Halloran is the only one who put a pour date in the proposal without me asking for it. On the medical office they hit it early, and when my steel package slipped two weeks they resequenced their placements instead of billing me standby. That saved me about nine grand.”

What happens to the date guarantee if the weather kills the pour?

What happens to the date guarantee if the weather kills the pour?

A weather day is defined in the contract before you sign it: measurable precipitation, ambient below 32 degrees at 6am, or sustained wind over 25 mph, all pulled from NOAA station KBOI. Those days get added to the committed date one for one, and the $500-a-day credit resumes the moment the added days run out. We used 11 weather days across 2025 and every one of them was documented the same morning it happened. On the Nampa self-storage job the frost run excused four days and we credited the $2,000 anyway, which is a choice, not the contract.

Excavation, forms, rebar detailing and tying, placement, finishing, saw cutting, and curing are all done by our own W-2 crews. That single exception is printed on the cover of every proposal so nobody finds out about it on site.

Unit prices are locked in the bid and they do not move for the life of the job, so a change is arithmetic rather than a negotiation. Across 2025 our average change order value was 2.9% of contract, against the 7% to 9% we saw on the four jobs we were called in to take over mid-stream.
